Clustered = all units at one address (apartment building, single-section HOA). Multi-address = units spread across multiple addresses (Airbnb fleet, scattered HOA, multi-property commercial). Multi-address pricing reflects the additional drive time and dispatch overhead.

Questions property managers actually ask

How does the weekly service routine actually run?

For curbside properties (HOAs, single-family rentals, mixed portfolios with individual cans per unit), we use a two-visit cycle on each collection day: bring-out the day before the local hauler's pickup, bring-back the day after. So a Wednesday-trash street is serviced Tuesday (cans to curb) and Thursday (cans back to storage spot).

The day-after return is deliberate. By Thursday morning for a Wednesday route, the hauler has either come through (the case 99% of the time) or hasn't — on the rare day they skip a block, we leave the cans at the curb and notify your on-site contact, rather than pulling full cans back to storage. It's the only schedule that doesn't depend on knowing the hauler's daily arrival time, which isn't published anywhere and varies block by block.

For bagged-trash-to-dumpster properties (multi-unit apartments where residents leave bags at the door or in a hallway chute area), we collect on the day you specify and walk bags directly to your on-property dumpster — a single visit per service day, no curbside cycle.

Can residents opt out individually if the HOA contract covers them?

Yes — units can be excluded at contract signing or added/removed mid-month with 7 days' notice. Your invoice reflects the active roster.

Do you carry insurance and can you provide a COI?

Yes. We carry general liability insurance and can provide a Certificate of Insurance and W-9 within 1 business day of a signed agreement.

How does billing work for mixed Airbnb + residential portfolios?

You choose: one consolidated invoice across the portfolio, or split invoices by property type (STR vs. long-term). Either works.

What happens during turnover weeks at short-term rentals?

We sync to the check-out calendar. Extra bags or multiple pickups in a week can be handled either as OnDemand add-ons or baked into a turnover-heavy plan.

Do you provide reports suitable for board meetings?

Every portfolio customer gets a quarterly service summary with service counts, missed-can events, photo proof samples, and any access notes.

Are you bonded? Who are the route workers?

Route workers are vetted, uniformed, and assigned to a consistent weekly territory. We can provide background-check documentation for portfolios that require it.
